You CAN Sell Your Home In A "Less Than Favorable" Economy
(March 5, 2008)--Yes, you CAN sell your home at a good price in what the Federal Reserve Chairman calls a "less than favorable" economy. Here's what you need to do it:
A GOOD UNDERSTANDING of today's home buying and selling market. Believe it or not, there are some aspects of today's home market that actually BENEFIT sellers! And, it's important to understand how potential buyers of your home may negotiate and behave.
SUPERIOR MARKETING. Listing a home on the local Multiple Listing Service and putting a sign in the yard is a good start but it's not enough in today's real estate environment.
Ads in popular listing magazines, presence on top websites (like a featured listing on the RE/MAX international site),--and here's something I do-- promotion of your home to agents in Phoenix and Scottsdale who have clients looking for Northern Arizona homes are a must for today's sales success.
GREAT PLANNING. Selling a home in the current economy starts with a Master Market Home Pricing Analysis(TM), a custom marketing plan, effective pricing strategy, and recommendations for staging, repairing, or fine-tuning the appearance and condition of your home for showing.
AGENT EXPERTISE. Today's selling demands require a full-time agent. Associate Brokers have more years of experience and real estate education than salespersons and their commission levels are the same.
Look for a track record; understanding of contracts, inspections, escrows, etc.; and good transaction management and follow-up skills. Use a RE/MAX agent who is backed by the training, support, and marketing power of the company that sells more real estate than any other real estate organization in the world!
Let me show you how I can provide everything you need to get your home sold in this economy. Call me at (928) 214-7325 or (928) 814-8405. SCROLL DOWN TO THE NEXT ITEM.
It's A Good Time To Buy A Business
(February 20, 2008)--Now is the time to be your own boss, build your future, and enjoy the excitement and stability of owning your own business.
I currently represent five business opportunities for sale in Northern Arizona. Each has recently changed its offering price, making good deals into great ones.
Gracie's Clothing & More added $80,000 to $100,000 in inventory to its offering, adjusted its price to $179,900, and then lowered it to $195,900. Gracie's is a profitable store selling casual and outdoor clothing, souvenirs, gift items, toys and games, and hunting and fishing licenses in the popular mountain tourist town of Williams.
For buyers looking to work minutes from fishing, boating, water skiing, hiking, and camping in the beautiful Lake Powell area, the UPS Store I represent recently reduced its price to $129,900. It is part of one of the nation's most successful franchises, is located in a high-traffic mall in downtown, and has been in business since 1993.
The Inscription House Trading Post, orginally offered for $2,000,000, has been divided into three individual opportunities: the historic trading post and living quarters for $175,000 (pictured); coin-op laundomat, $300,000; and market and gas station, $800,000. They can be purchased as single businesses or together.
All five of these opportunities are located in spectatular areas of the Southwest, have growth potential, and offer varied lifestyle opportunities. See details on this website. SCROLL DOWN TO THE NEXT ITEM.
Will You Be Ready If Mortgage Rates Drop To 4 3/4%?
(February 13, 2008)--I recently taught three courses at a real estate continuing education jamboree. Another instructor predicted mortgage interest rates may drop to 4 3/4% within sixty days.
His prediction was based on his belief that the nation will not be allowed to continue into a presidential election year with a poor housing market.
No one can predict the future, of course, and mortgage interest rates continue to be volatile, ie., moving rapidly up and down. If rates do drop, however, NOW is the best time to prepare for good times for home buyers and sellers.
If you're planning to sell your home, contact me TODAY for a Master Market Home Pricing Analysis (TM); ask me to develop a custom marketing plan to sell your home; have me prepare listing paperwork; sign the papers; and get one of my RE/MAX "for sale" signs up in your yard within the week!
If you plan to buy, contact me TODAY to explore the Northern Arizona housing market. I'll begin to send you listing details of homes that meet or exceed your requirements and desires via e-mail. I'll help you search for a lender if you don't have one. Then, you should get the loan information and/or pre-approval or prequalification you need to be READY to buy.
Don't wait. I'm not. I'm already talking with a lender regarding refinancing my home if interest rates drop below 5%. SCROLL DOWN TO THE NEXT ITEM.
Duplex Listing Generates Buyer Excitement
(February 6, 2008)--Initial buyer interest remains high for a remarkably well-maintained duplex backing Northern Arizona University that I recently added to my homes-for-sale listings.
The two-story, 1,856 square foot duplex has two two-bedroom, one bath units plus plenty of resident parking. It was built in 1986.
It is perfect for parents wanting good housing for their university student plus rental income to offset mortgage costs. It is also a good investment for people planning to live on- or off-site. Its close proximity to NAU makes it ideal for faculty and staff members as well.
The duplex is located near Coconino Community College, elementary schools, the Flagstaff Urban Trail System, shopping, public transportation, and a short distance from interstate highway access.
It is located at 619 Fountaine Street. MLS number is 128809, and $330,000 is the asking price. SCROLL DOWN TO THE NEXT ITEM.
2007 Was A Very Good Year
(January 31, 2008)--Two Thousand Seven was a very successful year for me and RE/MAX Peak Properties!
RE/MAX Peak Properties was named best real estate company in the annual Best of Flagstaff competition for the third year in a row. Winners are voted on by the general public via ballots on the web and in the Arizona Daily Sun.
I posted more than $3,000,000 in real estate sales, and our RE/MAX office in Northern Arizona took leading honors in listings sold with an exceedingly strong 14.43% market share.
My sales were primarily the result of repeat transactions with returning clients and referrals from other real estate people throughout Arizona. I believe that is a reflection of my acknowledged real estate expertise, proven track record, and the confidence people have in me.
In uncertain times, home buyers and sellers seem to seek out professionals who they know can do the job effectively and efficiently, and who are backed by the selling and service power of the nation's number one real estate brand!
Two Thousand Eight is promising to be even more successful for the home, land, and business buyers and sellers I represent. LAST ITEM.
